This Vacation Rental Short Term Lease Agreement (this “Agreement”) is made by and between Property Specific, LLC (“Owner”) and (“Guest”) as of the date last written on the signature page of this Agreement. Owner and Guest may be referred to individually as "Party" and collectively as "Parties." For good and valuable consideration, the sufficiency of which is acknowledged, the Parties agree as follows:

1. Property. The property is described as Listing Name: Property Name  with # Bedrooms and # Bathrooms located at: Physical Address (the "Property"). The Property is owned by the Owner. The Property is fully furnished by Owner and equipped for light housekeeping. A starter supply of household cleaning and hygiene products may be available in the Property for use. Guest is responsible for purchasing any additional supplies and food and beverages. Guest acknowledges that there are certain risks associated with hot tubs. Use of the hot tub is at the user's own risk, and Owner will not be responsible for any injuries.

2. Rental Party. All persons in the rental party will be bound by the terms of this Agreement. "Rental Party" means all guests included in the total number of guests #adults/#children, for which you as the Contracted Guest are hosting during the rental period. The total number of adults in the Rental Party will be #. The total number of children in the Rental Party will be # . Changes to guest count may be made by emailing office@adventurenorthvacationrentals.com prior to arrival date.

3. Maximum Occupancy. The maximum number of persons allowed to stay in the Property is limited to (#) Guests, unless the Owner gives prior written consent. A charge of $100.00 per person per night will be assessed for each person who stays in the Property in addition to the Rental Party. Guest will be charged without notice for additional persons staying in the Property and not disclosed to Owner.

4. Visitors. A visitor is an occupant of the Property who is not staying overnight. The total number of persons permitted in the Property at any given time, including visitors is no more than # unless preapproved in writing by owner. Any visitor staying overnight is subject to additional charges. No visitor will be allowed to use the common facilities, including any pools or recreation areas, when Guest is not on the Property. Events and large gatherings are not permitted at the Property Name under any circumstances. Conduct of unauthorized parties or gatherings may result in your removal from the property without refund and Owner may contact local law enforcement when appropriate. You agree to respect the 70’s Lodge, neighbors, the surrounding community and to follow all applicable laws, regulations, ordinances and rules, including noise ordinances. You agree to conduct yourself in a manner that does not disrupt neighbors or community members.

5. Rental Period & Check-in. The term of this lease will be from ("Arrival Date") to ("Departure Date"), (x) nights for (x) guests. The Property will be ready for Guest's occupancy beginning at 4:00 p.m. on the Arrival Date and the Property must be vacated by 10:00AM on the Departure Date, unless otherwise agreed by Owner. If Guest or any member of the Rental Party remains on the Property beyond the Departure Date, Guest will be responsible to pay the rental rate prescribed in Section 9 below for the period of time between Departure Date and the actual date Guest and all members of the Rental Party vacate the Property. Note: We recognize that our guests often want to request early arrival or later check-outs. While we really try to say yes to our guest requests, this is the one request that we cannot accommodate. We strive to have our homes in perfect order for your arrival and that is a monumental task for our cleaning crew to attain in the amount of time allotted. Having guests arrive earlier or stay later adds additional pressure to an already tight timeline. We appreciate your understanding and suggest that if you would like time as the contracting Guest to do your own preparations, that you ask your guests to arrive at a time later than 4pm. We also have a list of suggestions for things to do if you need to occupy your group until the 4pm or later check-in time.

6. Minimum Stay. Our properties require a two (2) night minimum stay during off-season months. If a rental is taken for less than the respective minimum required, the Guest will be charged the respective number of minimum nights rate unless agreed upon by the Owner in advance. The minimum stay for holiday weekends is three (3) nights. During peak season (July/August), we may require a 7-day minimum stay.

7. Keys & Access Codes. Owner will provide Guest with Property Specific key codes is provided the day prior to arrival with check-in details which will unlock the front door to the Property. Any attempt to access a locked area is just cause for immediate termination of this Agreement, forfeiture of all rent paid, and Guest will be liable for any missing items or damage.

8. Rental Rules & Restrictions. Guest agrees to abide by the following restrictions by Owner (the "Rental Rules") Please review these terms carefully, as violation(s) may result in additional fees or the immediate removal of you and other members of your guest party from the Property Specific without refund. Further, violation of any law or ordinance by any individual at the Property Specific during your reservation will result in the immediate removal of you and other members of your party from the Property Specific without refund.

Property Specific

Rental Rules

8.1 Smoking/Candles No smoking of any kind or burning of candles or any substance is permitted inside the premises. Smoking is permitted outdoors; all cigar &/or cigarette butts must be properly picked up and properly disposed. Smoking of any kind or burning of candles inside the residence will forfeit the damage deposit. You agree to the forfeit of the damage deposit and understand the owner will determine if the unit has an odor from smoking of any substance.

8.2 Pets are NOT permitted on or in the Property with the exception of Nature's Ridge and TC Bungalow, which pre-approval is required with prepaid pet fee.

8.3 Visitors are required to vacate the premises by 11:00 p.m. each evening.

8.4 Gatherings are to be modest and respectful. Events and large gatherings are not permitted at the Property Specific under any circumstances. Conduct of unauthorized parties or gatherings may result in your removal from the property without refund and Owner may contact local law enforcement when appropriate. The Guest agrees to abide by reasonable rules of conduct and not to disturb neighbors or other residents. The Guest agrees to keep noise to a reasonable level, both inside and outside the home. Noise must be kept to a minimum after 11:00pm and before 8:00am, so as not to disturb neighborhood community. Should the Property be left in obvious and intentional disarray, an additional cleaning fee may be charged.

8.5 Garbage is to be placed in the totes provided; and put in dumpster as noted on your welcome letter.

8.6 Property and all furnishings must be kept in good order. Report any maintenance issues &/or emergencies immediately to the Owner.

8.7 Appliances should only be used as intended.

8.9 Infants & children. We are happy to host families with infants and children at our properties are but please be aware the properties are not child proofed (cabinet door latches, electric socket covers, baby gates, etc.). We do provide amenities for children "upon request" (high chair and/or pack ‘n play).

8.10 Linens & Bedding. These are furnished. At the conclusion of your stay please leave beds unmade, do not strip. Please place all soiled towels in the bathtubs or just outside the shower stalls. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Owner suggests bringing personal beach towels. No towels or linens are to be removed from the units.

8.11 Cooking Utensils/Equipment: These are furnished. Any specialty utensils/equipment must be supplied by the Guest. Before departure, please wash all dishes or place in dishwasher with soap and run.

8.12 Security Camera Information: Your safety matters. Exterior security cameras are located at the exterior doors and parking area facing out, and surveillance of exterior areas is monitored to ensure your safety. Cameras are in plain view and do not view into interior spaces. Please be advised that if during surveillance of the exterior areas' malicious activity or destructive behavior is observed the security company will contact the owners and they will contact you immediately. Please make sure that your guests are not perpetrators of any sort of destruction to the premises. We expect that our guests will treat our property as if it were their own. If we are made aware this is not the case, do not be surprised if you receive an immediate call from us. Additionally, we will be contacted if there appears to be an excessive number of guests/cars arriving at the home beyond the expected visitors and guests as stated in the rental agreement.

8.13 Water and Septic: The home is on a well and septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products, diapers, wipes, paper towels, etc. should be flushed at any time. If it is found that anything other than toilet paper has been flushed, causing the septic system to clog, you will be charged damages.

8.14 Lodge - Pool/Hot Tub/Sauna Use: Children under the age of 5 should not use the hot tub or sauna. ALL children should be supervised at or near the hot tub, sauna, pool & pool house AT ALL TIMES. When using the hot tub and sauna, remember there are certain health risks associated with hot tub and sauna use based on various medical conditions. Please consult your physician. Use at your own risk. DO NOT STAND ON HOT TUB COVER. Hot tub covers are for insulation purposes and are not designed to support a person or persons. If the cover should break you may be charged for a replacement. Remember when not using the hot tub, leave cover on so hot tub water will stay warm. Please also be aware that the pool deck exterior doors and gates should always remain closed with small children in the vicinity. BE EXTRA VIGILANT to ensure that small children do not mistakenly wander into the pool deck area without being CLOSELY SUPERVISED. Please make the necessary precautions and utilize swim diapers for all young children using the pool. Should the hot tub or pool water become contaminated with fecal material, bodily fluids or other contaminants, the renter will be responsible for the replacement of water/materials and incur a fee of at least $200.

8.15 Emergency Preparedness. All rental properties are equipped with heat and smoke detectors, security lights and fire extinguishers on each floor. Please dial 911 in case of any emergency.

If Any person in the Rental Party fails to follow any of the Rules, the Rental Party may be asked to vacate the Property and Guest will forfeit all rent paid.

9. Reservation Deposit and Payment. Guest agrees to pay the rent and fees as provided in the Rental Quote (the "Total Amount Due") of your service, Choose an item., payment detail information. Deposit as described in rental details or as follows, a deposit in the amount of 50% of "Total Amount Due" (the "Reservation Deposit") is due and payable in order to secure Guest's Reservation. With the remaining balance due 31 days before Arrival Date. Please note an automated payment will transact using the same card the reservation deposit was paid on. Unless you contact us to send you a separate payment link to pay with an alternate card, at least 2 days prior to balance payment due date. Total Amount Due includes applicable taxes, cleaning and booking fees as noted in the itemized Rental Quote.

Party shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

10. Damage Deposit. All Guests, regardless of the booking source used to book their stay, are responsible for damages that they or their guests cause during their stay. To ensure that the proper party is held responsible, please notify your Guest Contact of any damage found at check-in. For VRBO and ANVR Website bookings a pre-authorization of USD 1000.00 is due and will be processed on the same credit card, used to make your final balance due payment, about a day prior to your arrival and released within 3 days after departure upon inspection of the Property by Owner, less any deductions to cover damages to the Property or furnishings, excessive mess requiring additional cleaning or other costs incurred outside the normal course due to Guest's stay. Guest grants Owner the right to charge the credit card number used to book the Property Specific for any such damages, including, but not limited to, additional cleaning fees. Airbnb guests will be responsible to comply with Airbnb’s Aircover claim process for damages that are incurred during their stay.

11. Cancellation. If Guest cancels the reservation, the Reservation Deposit will be refunded as follows:100% of paid prepayments less service fees are refundable when canceled sixty (60) days before arrival or earlier. 50% of paid prepayments less service fees are refundable if guest cancels the reservation thirty (30) days before arrival or earlier. If Guest cancels the reservation less than Thirty (30) days before the Arrival Date, the Total Amount Due will be forfeited. (Or according to booking company requirements accepted at time of booking)

12. Cleaning. A cleaning fee of Property Specific USD will be charged to the Guest. Daily housekeeping services are not included in the rental rate. Throughout the rental period, Guest will be responsible for keeping the Property clean and in good condition. Any unsafe or dangerous condition must be reported to Owner immediately. Guest acknowledges that on the Arrival Date the Property is in good condition, except for any defect Guest may report to Owner by the end of the first day following the Arrival Date. The Property should be left in the same condition as it was found by Guest on the Arrival Date. Guest promises to leave the property in good repair.

13. Furnishings. Furnishings as noted in the Property descriptions and pictures are subject to change without notice. Furniture, bedding, kitchen equipment, utensils, and any other personal property supplied with the Property must not be removed from the Property. Loss of any items within the Property or damage to the Property or furnishings in excess of normal wear and tear will be charged to Guest. The Property will be inspected by Owner after Guest's departure. All contents of the Property are the Property of Owner. If an item should break, Guest must notify Owner immediately. Guest is not permitted to alter the wiring of any television, computer or gaming equipment.

14. Driveway & Parking: Property Specific; Any accidents or incidents are not the responsibility of the owner. Parking is limited to Property Specific(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

15. Mechanical Failures. Owner attempts to properly maintain the Property. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, cable service or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair and inspection. Owner is not responsible for any inconvenience that may occur and no refunds or rent reductions will be made due to failure of such items.

16. Acts of God. No refunds will be given if there is a storm or severe weather (i.e. tornado, flood, forest fire) even if mandatory evacuation order has been given. Owner will not be liable or deemed in default under this Agreement for any failure to perform or delay in performing any of its obligations due to or arising out of any act not within its control, including, without limitation, acts of God.

17. Limitation on Liability. Owner is not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest's visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or any Guest's visitors. Guest agrees to assume the risk of any harm arising from use of the Property. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, INCLUDING TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR RELATING TO THIS AGEEMENT OR GUEST'S RENTAL OF THE PROPERTY OR USE OF THE PROPERTY. IN NO EVENT WILL OWNER BE LIABLE FOR ANY DAMAGES IN CONNECTION WITH THIS AGREEMENT, EVEN IF OWNER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE.

18. Indemnification. Guest acknowledges that the use of the Property by the Rental Party and Guest's visitors is entirely at their own risk. Guest will indemnify and hold harmless Owner from any and all expenses, costs, damages, suits, actions, or liabilities whatsoever arising from or related to any and all loss of or damage to personal property, including injury or death resulting from the use or occupancy of the Property or failure of any member of Rental Party or Guest's visitors to observe the rules and restrictions set forth in Paragraph 8.

19. Violation of Agreement. If Guest or any member of Rental Party violates any of the terms of this Agreement, including but not limited to maximum occupancy, visitors and rental rules and restrictions, Owner may evict Guest and the Rental Party from the Property and Guest will forfeit all rental and security deposit paid.

20. Governing Law. This Agreement and all transactions contemplated by this Agreement will be governed by and constructed and enforced in accordance with the laws of the State of Michigan (not including its conflicts of laws provisions). Any dispute arising from this Agreement shall be resolved through mediation. If the dispute cannot be resolved through mediation, then the dispute will be resolved through binding arbitration conducted in accordance with the rules of the American Arbitration Association.

21. Amendments. This Agreement may be amended or modified only by a written agreement signed by both Owner and Guest.

22. No Waiver. Neither Owner nor Guest shall be deemed to have waived any provision of this Agreement or the exercise of any rights held under this Agreement unless such waiver is made expressly and in writing.

23. Notices. Any notice or communication under this Agreement must be in writing and sent via electronic email transmission, fax or US Mail.

24. Severability. If any provision of this Agreement is held to be invalid or unenforceable in whole or in part, the remaining provisions shall not be affected and shall continue to be valid and enforceable as though the invalid or unenforceable parts had not been included in this Agreement.

25. Use. Property shall be used so as to comply with state, county, and municipal laws, and ordinances. Guest shall not use Property or permit it to be used for any disorderly or unlawful purpose. Any misuse described above shall result in termination of Agreement and no refund of any payments will be issued.

26. Successors and Assigns. This Agreement will inure to the benefit of and be binding upon Owner, its successors and assigns, and upon Guest and its permitted successors and assigns.

27. Entire Agreement. This Agreement represents the entire understanding and agreement between the Parties with respect to the subject matter of this Agreement and supersedes all other negotiations, understandings and representations (if any) made by and between the Parties.
